Making the decision to build your custom home, add on to your current home, or do a large remodel may seem overwhelming at first, and that’s why we have developed a streamlined process to help our clients navigate the process!
STEP 1: INITIAL CONSULT
We begin the process by a simple phone call, where we start to gather the information on you and your project. The purpose of this call is to not only learn more about each other, but to see if we would be a good fit for you, and if your project is a good fit for us. During this conversation, we are often asked to give numbers – and we will ask you for numbers, too! As much as you are wondering “how much will this cost,” we are wondering “what’s your budget?”
While we can give very general numbers, we cannot give a real number until we get further along in the process, but we will have a good idea, from previous experience and current market conditions – if we can do the job you want for your budget. This should not be an uncomfortable conversation, but it will keep us from having uncomfortable conversations later!
STEP 2: RETAINER
If you have reasonable budget expectations and it sounds like we will be a good fit, we will ask for a financial commitment from you in way of a retainer (this may be eliminated for smaller projects). The retainer covers our time, which is substantial, through the exploration and design phase of the project. The retainer can be anywhere from $500 to 5% of the total project budget, depending on size and scope of the project. The retainer is non-refundable.
STEP 3: SITE VISIT
Once we have made the commitment to move forward together, we will come and take a tour of your site/home. At this visit we will take photos, measurements and make sure there are no warning signs or issues before we move to the next step.
STEP 4: DESIGN & ESTIMATING PHASE
During this phase, we start to pull your project together as we develop your plans and renders. This phase is generally the “fun” phase, as we’re designing you project, developing mood boards, and looking at your finishes. This is also when we bring the tradesmen in to either look at your plans or your house and provide us with cost estimate. By the time this phase is over, we will have a full estimate and a working set of plans. This phase can take 2-4 weeks for smaller projects like a bathroom remodel, or up to a year for larger, more complex projects. At the end of this phase we sign the contract to complete your project.
STEP 5: BUILDING
Upon signing your contract, we will schedule a build date, you will be introduced to the rest of the team, and your dream will be on it’s way to becoming reality!
