Getting Started
When you’re ready to build, it all starts with that perfect piece of land. If you haven’t already found your dream parcel, Beth Sandland is a licensed Realtor with Century 21 Lemac in both Arkansas and Missouri, and can help you find the perfect property to build your dream home!
Once your site has been selected, it’s time to do a complete site analysis and inspection, and have the plans drawn up! Whether you provide the plans yourself, or you have us find the perfect set of plans for you, once we know what the scope of the project is, we can begin to give you an idea of costs.
Current building projects (as of summer of 2021) are ranging from a starting price of $195/SF for builder grade to $325+/SF for semi-custom. That means if you want to build a 1,000 SF home, you will expect to spend a minimum of $195,000 just for the structure. This does not include well, septic, site prep, or connecting utilities and includes a slab foundation. Due to the current fluctuation in the cost of building materials, these prices may rise. All proposals are locked in for a 30 day period once a deposit has been paid.
How Long Does it Take?
Current building times are 12-24 months, depending on the size of the project, the distance the project is from town center and the scope of the project. Very small (tiny) or retrofit (barn conversions) may take less time.
What areas do you work in?
Zoning laws vary from county to county, but currently we can legally build in every county we serve in MO – Ozark, Douglas and Howell. In Arkansas, we service Baxter, Marion and Izard counties.
